    Retrospective Appraisals are a common part of estate settlement when there is a transfer of ownership due to death or inheritance. The home is valued based on a prior date, typically referred to as “date of death”, and historical data. When a Retrospective Appraisal is needed for tax purposes, an attorney or accountant may order the appraisal or have a family member or executor select an appraiser.   • Measurements and Floor Plan Sketches

    A home’s measurement is a crucial part of it’s value as what physically exists is commonly different from what is listed on public records. Pacific Home Appraisal offers home measurement using the industry-wide ANSI® Z765-2021 Standard to determine any unpermitted areas and guarantee accurate MLS reporting.

    Floorplan sketching services are an accurate and affordable way to market your home. Using accurate GLA and rounded room dimensions, a floor plan sketch will show approximate locations of interior walls, doors, appliances and plumbing fixtures.

  • Unique & Complex

    There are many variables that contribute to a home’s value. Often times when a home is significantly larger or smaller than it’s neighbors, is in a unique location or historical district, of unique architecture or has an unusually sized lot, these assignments become complex in nature. Pacific Home Appraisal values all unique residential properties with attention to detail and thorough research to assure appropriate comparables are selected.

  • Priority & Rush Add-ons

    On a tight schedule? Our typical turn-time is fast and efficient with a standard 4-5 day turn around. For an additional fee, Rush orders are completed within 2 days of inspection (approx 25% surcharge) and Priority orders are completed same or next day (approx 50% surcharge). Please communicate requests in advance to ensure that our current workload can meet your deadline.
